受氣候變遷與降雨分布不均影響,水資源供需失衡問題日益突顯,使企業在用水穩定性與能源成本管理上面臨更高風險。熱水系統屬高耗能設備,傳統一次性採購與自行維護模式不僅需投入大量資本,亦伴隨效率不足、故障率高與能源浪費等挑戰。在循環經濟政策推動與物聯網技術成熟的背景下,以租賃為基礎之「整合性熱水系統服務」逐漸成為具發展潛力的營運模式。
本研究以整合性服務、商業模式與租賃理論為基礎,結合商業模式圖(Business Model Canvas)與「價值捆綁」概念,探討具技術整合與財務可行性的熱水系統服務架構。以國內一家具工程經驗之熱水系統服務企業為個案,分析其由設備製造轉向服務化與數據化的過程,並據以提出涵蓋設備租賃、智慧監測、維運管理與數據分析的整合性服務方案。最後,透過五年期財務預測,採淨現值(NPV)與內部報酬率(IRR)評估其投資可行性。研究結果指出,「租賃+整合性服務」模式能有效回應企業在資本門檻、系統穩定性與 ESG 合規上的需求;透過設備、IoT 監測與維護服務的價值捆綁,可同時提升客戶營運效率並為服務提供者建立穩定現金流。財務評估呈正向結果,顯示此模式在台灣市場具備顯著發展潛力。
The climate change and uneven rainfall distribution have intensified water-supply instability, increasing the risks on water reliability and energy-cost management. Hot-water systems are highly energy-intensive, and the traditional model of purchasing and self-maintaining equipment demands substantial capital and often results in low efficiency, maintenance difficulties, and energy waste. With the rise of circular-economy policies and the advancement of IoT technologies, a leasing-based Integrated Hot-Water System Service has emerged as a promising business model.
This study applies integrated service theory, business-model frameworks, and leasing concepts, incorporating the Business Model Canvas and value-bundling perspectives to construct a technically integrated and financially viable service structure. A domestic engineering-based firm serves as the case study, demonstrating a transition from equipment manufacturing to service- and data-driven operations. Based on this transformation, a multi-layer service solution—including equipment leasing, IoT monitoring, maintenance, and data analytics—is proposed. Results show that a “Leasing + Integrated Service” model effectively addresses capital constraints, system stability, and ESG compliance for high-heat-demand industries. Value bundling of equipment and smart maintenance supports stable operations for clients while enabling long-term cash-flow benefits for service providers. Financial analysis indicates positive investment value and strong market potential for integrated hot-water leasing services in Taiwan.
