    • In terms of retirement planning, Hongkongers face a number of obstacles. Principal obstacles include an aging population, a high cost of living, limited pension coverage, dependence on property savings, and inadequate government support. Retiring overseas could be the answer to all these problems. This thesis also surveyed 63 Hongkongers regarding their retirement preparations and interest in retiring abroad.
    This business plan also evaluated and compared the living conditions of Thailand with those of Malaysia, the United Kingdom, and Taiwan, where it is easier for Hongkongers to obtain long-term visas. Comparisons are made using secondary data.
    The author plans to establish a company called Thailess, that sells Thai condominiums to Hongkongers and offers retirement visa application services for Thailand. In addition, it is determined to build a community of Hongkongers in Thailand. So that those who choose to retire in Thailand through Thailess can feel at home in a foreign country and settle down tirelessly. Current market information is utilized in financial analyses.
    The reader will have a better understanding of what to expect when retiring in Thailand after reading this thesis.
