本論文探討中國新移民對泰國曼谷匯權區帕差叻班奔路 (Pracharat Bamphen Road)之社會經濟影響。該地區原為寧靜、以泰國居民為主的社區，近年來隨著中國移民的湧入，迅 發生城市景觀、經濟結構與社會組織的劇烈變化。研究運用多元分析架構，探討驅動中國人遷移的因素，以及這一人口轉變對當地所帶來的後果。本研究採用質性研究方法，透過深度訪談泰國在地居民、商業業主及地方政府官員，並輔以田野觀察與照片紀錄進行分析。研究發現顯示，土地使用型態、商業經營權、語言與標誌、社區互動等層面均出現重大變化。儘管中國移民帶動了經濟活力與地產價值提升，但同時也 成城市擁擠、競爭不均、文化衝突與泰國社區認同感的減弱。本研究指出，全球移民趨勢在缺乏完善規劃與管制的情況下，易在地區層面引發城市張力。此個案不僅反映東南亞地區因移民而導致的都市轉型現象，也提供城市治理與社會融合政策調整的參考基礎。

This thesis investigates the socio-economic impacts of recent Chinese migration to Pracharat Bamphen Road in Bangkok’s Huaikwang district. Once a quiet and predominantly Thai neighborhood, the area has undergone rapid transformation in its urban landscape, economic structure, and social fabric. Using a combination of frameworks as the analytical framework, this research explores the driving factors behind migration from China and the local-level consequences of this demographic shift. The study employs qualitative methods, including in-depth interviews with Thai residents, local business owners, and government officials, alongside field observations and photographic evidence. Findings reveal major changes in land use, business ownership, signage, and community interaction. While the influx has brought economic revitalization and increased property values, it has contributed to urban congestion, unequal competition, cultural mismatch, and a weakening sense of Thai community identity. The research highlights how global migration trends can produce localized urban tensions, especially in areas lacking inclusive urban planning or enforcement of regulations. This case reflects broader regional patterns of migration-led area transformation and serves as a foundation for rethinking urban governance and social integration in Southeast Asian cities.
