  • 本文以臺北市捷運站周邊地區為研究範圍,建構在地化TOD Map,並分析TOD發展程度對住宅租金之空間影響。研究以500×500公尺網格為分析單元,整合步行、自行車、路網連通、土地混合使用、密集、都市緊湊發展與交通轉移等指標,經標準化與加權後建構TOD分數;同時蒐集114年臺北市捷運站500公尺範圍內住宅租賃樣本,納入屋齡、總面積、近捷運站距離、距離都市中心、人口密度與鄰里收入中位數等控制變數。研究方法包括敘述性統計、Moran’s I、LISA、Pearson相關分析、普通最小平方法(OLS)、空間誤差模型(SEM)及地理加權迴歸模型(GWR)等。研究結果顯示,臺北市TOD總分整體呈現由核心建成區向外圍遞減之空間格局;住宅租金則具有明顯正向空間自相關。全域模型結果指出,TOD綜合分數對住宅租金呈顯著負向影響;GWR進一步顯示TOD對住宅租金之影響具有明顯空間異質性,部分核心成熟地區效果偏弱甚至為負,部分次核心區與都市邊緣發展帶則呈現較明顯之正向資本化效果。整體而言,TOD與住宅租金之關係並非單一全域平均效果,而具有顯著區域差異。


    This study focuses on the areas surrounding Taipei Metro stations and develops a localized TOD Map to examine the spatial effects of TOD development on residential rents. Using 500 × 500 meter grid cells as the unit of analysis, the study integrates indicators of walkability, cycling, street network connectivity, land-use mix, density, urban compactness, and traffic shifting to construct a TOD score through standardization and weighting. At the same time, residential rental samples within a 500-meter radius of Taipei Metro stations in 2025 were collected, and control variables including building age, total floor area, distance to the nearest metro station, distance to the urban center, population density, and median neighborhood income were incorporated. The analytical methods include descriptive statistics, Moran’s I, LISA, Pearson correlation analysis, Ordinary Least Squares (OLS), the Spatial Error Model (SEM), and Geographically Weighted Regression (GWR). The results show that the overall TOD score in Taipei exhibits a clear spatial pattern that declines from the urban core toward peripheral areas, while residential rents display significant positive spatial autocorrelation. Global model results indicate that the composite TOD score has a significant negative effect on residential rents. GWR further reveals pronounced spatial heterogeneity in the effect of TOD on residential rents: the effect is weaker or even negative in some mature core areas, whereas more evident positive capitalization effects are found in certain secondary core areas and urban fringe development corridors. Overall, the relationship between TOD and residential rents is not a single global average effect, but one characterized by substantial regional variation.
